How to Stage Your Cottage or Home for Summer Showings
Summer is the season buyers fall in love. The light is golden, the water is warm, and everything looks its best. If you're selling a cottage or home in cottage country this summer, you have a natural advantage — but only if your property is staged to let that magic do the work. The difference between a property that sells quickly and one that sits often comes down to presentation, not price.
Start Outside — The First Impression Is Everything
Buyers form an opinion before they even get out of the car. For a cottage, that means the driveway, the approach, and the first glimpse of water. Trim back any overgrown trees or shrubs that block sightlines to the lake. Clear the dock — a clean, uncluttered dock with a couple of chairs and a clean surface photographs beautifully and shows well in person. If the dock needs a coat of stain, now is the time.
For non-waterfront homes, the same principle applies. Fresh mulch in garden beds, a mowed lawn, and a clean front entrance cost very little and signal to buyers that the property has been cared for. First impressions set the tone for everything that follows.
Sell the Lifestyle, Not Just the Square Footage
Cottage buyers aren't just buying a building — they're buying Saturday mornings on the water, family dinners on the deck, and evenings around a fire. Your staging should help them picture all of it. Set the deck table as if guests are coming. Put a kayak or canoe in the water. Lay out a couple of beach towels on the dock. These small touches turn a property visit into an emotional experience — and emotional experiences lead to offers.
Inside, keep it light and airy. Open every window shade and blind before a showing. Summer light is your best asset — don't block it. Remove heavy rugs and dark curtains if you can. The goal is to make the space feel like a summer retreat, not a house that happens to be near water.
Declutter Ruthlessly
Cottages accumulate things. Decades of summers mean decades of gear — life jackets, fishing rods, board games, mismatched furniture inherited from three different relatives. Before showings, edit aggressively. Buyers need to be able to see the space, not navigate around it. A storage unit for the summer is one of the best investments a seller can make.
The same goes for personal items — family photos, kids' artwork, personalized décor. Buyers need to picture themselves in the space. The more neutral and edited the environment, the easier that is.
Don't Neglect the Mechanicals
Staging isn't only about what looks good — it's also about removing objections. A buyer who loves the property but discovers a questionable water system, an aging roof, or a dock that needs replacing will either walk away or come back with a lower offer. Get ahead of it. A pre-listing inspection gives you the chance to address issues on your own terms rather than a buyer's.
For waterfront properties specifically: make sure the water system is tested and documented, the septic is serviced and records are available, and the shoreline is clean and accessible. Buyers who are new to cottage ownership will ask about all of these things — and having the answers ready builds confidence and keeps deals on track.
