What goes into your opinion of value

I review the information you provide alongside recent comparable sales. For waterfront properties, I consider frontage, shoreline access, exposure, winter road maintenance, and the reported condition of the home, septic and well. The written opinion explains the range and the information used to arrive at it.

This isn't an instant online estimate, and it isn't an appraisal. It's my opinion of value, prepared for you personally.

How it works

  1. Send me the details. The form below takes a couple of minutes.
  2. I review it. I look at your property against recent comparable sales and the features that matter for where it is.
  3. You hear back from me. I'll send a written opinion of value as a range, with the reasoning behind it, within two business days. We can talk it through if you'd like.

Helpful details, if you have them

  • Where the property is, and which lake or river it's on, if any
  • Whether it's year-round or seasonal, and how you get to it
  • Shoreline: frontage, how it enters the water, dock or boathouse
  • The home: size, age, updates, and anything you know needs work
  • Water, septic and heating

You don't need every measurement or document to submit.

Is this an appraisal?

No. It's my opinion of value, based on recent comparable sales and the details you provide. A lender or an estate matter may require a formal appraisal, which is a separate service.

Do I have to list with you?

No. The opinion is yours either way.

What do you do with my information?
