Georgian Bay

Georgian Bay Real Estate — Waterfront Cottages & Island Properties

1. About Georgian Bay

Georgian Bay is unlike any other body of water in Ontario. It is vast — stretching over 190 kilometres from south to north — and it has a character that is entirely its own. The Group of Seven painted it. The Canadian Shield frames it. The thirty thousand islands that define its eastern shore form the largest freshwater archipelago in the world. For buyers who have spent time on Georgian Bay, no other waterfront experience quite compares.

The Georgian Bay market divides naturally into two distinct shorelines, each with its own character, price point, and buyer profile.

The southern Georgian Bay shoreline — anchored by Midland, Penetanguishene, Wasaga Beach, Collingwood, and the communities of Simcoe County's North Shore — is the more accessible of the two. It sits within easy reach of Barrie and the Highway 400 corridor, making it a natural choice for buyers who want Georgian Bay waterfront with year-round connectivity to urban amenities. The southern shore is home to sandy beaches, active marinas, a strong sailing community, and a diverse property mix from seasonal cottages to established four-season waterfront estates.

The Parry Sound and north shore Georgian Bay market is a different proposition entirely. This is raw, dramatic Canadian Shield geography — granite outcroppings, clear deep water, island properties accessible only by boat, and a wilderness that attracts a buyer who values privacy and remoteness above everything else. The Parry Sound islands in particular carry a mystique that has drawn generations of cottagers and continues to attract buyers from across North America.

Both markets share the same fundamental appeal: Georgian Bay is a world-class waterfront destination, and the properties on its shores are among the most coveted in Ontario real estate.

  • Southern shore communities: Midland, Penetanguishene, Tiny Township, Wasaga Beach, Collingwood, Meaford
  • North shore and islands: Parry Sound, Pointe au Baril, Sans Souci, Snug Harbour, Byng Inlet
  • Access: Highway 400 (southern shore), Highway 69 (north shore and Parry Sound)
  • Proximity to Toronto: Southern shore approximately 90–120 minutes; Parry Sound approximately 2.5 hours
  • Activities: Boating, sailing, kayaking, fishing, island hopping, snowmobiling, skiing (Blue Mountain), hiking the Georgian Bay Trail
  • Notable: Thirty Thousand Islands UNESCO World Biosphere Reserve, Beausoleil Island National Park

2. Georgian Bay Waterfront Real Estate Market

Georgian Bay waterfront is tracked across two distinct geographic segments — the Simcoe County southern shore and the Parry Sound north shore and islands. The two markets trade at meaningfully different price points and serve different buyer profiles.

Southern Georgian Bay — Simcoe County Shoreline

Midland, Penetanguishene, Tiny Township, Wasaga Beach, and the broader Simcoe County Georgian Bay shoreline.

Median Days on Market33 days
Average Days on Market53 days
Median SP/LP Ratio95%
% Sold Above List Price13.6%
Active Listings50 (Median List: $1,545,000)

The southern Georgian Bay shoreline is one of the stronger-performing waterfront segments in the territory. A 13.6% above-list rate — the highest of any segment on this page — confirms that correctly priced properties on the Simcoe County shore generate real buyer competition. The tight spread between median ($1,425,000) and average ($1,434,397) sale prices tells you this is a consistent market without extreme outliers pulling the average away from the median. A 33-day median DOM reflects genuine demand from buyers who know this shoreline.

North Shore Georgian Bay — Parry Sound Islands and Shoreline

Parry Sound, Pointe au Baril, Sans Souci, and the island properties of the north Georgian Bay shore.

Metric Value
Median Sale Price$825,000
Average Sale Price$1,136,167
Transaction Volume39 sales
Median Days on Market54 days
Average Days on Market63 days
Median SP/LP Ratio95%
% Sold Above List Price10.3%
Active Listings23 (Median List: $1,250,000)

The north shore Georgian Bay market is a lower-volume, higher-patience market — 39 transactions over 12 months with a 54-day median DOM. Island properties and remote shoreline access require the right buyer, and finding that buyer takes longer. The gap between median ($825,000) and average ($1,136,167) sale prices reflects a market where exceptional island properties push the average well above the midpoint. For buyers, the $825,000 median represents meaningful value for genuine Georgian Bay island and shoreline access. For sellers, marketing reach and buyer qualification matter more here than in any other segment we serve.

3. Getting There

Georgian Bay's southern shore is well-connected to the GTA and Simcoe County via Highway 400 north to Barrie, then Highway 26 west to Collingwood and the Georgian Triangle, or Highway 93 north to Midland and Penetanguishene. Most southern shore communities are within 90 to 120 minutes of Toronto.

The north shore and Parry Sound islands are accessed via Highway 400 north to Highway 69, continuing north to Parry Sound and beyond. Travel time from Toronto to Parry Sound is approximately two and a half hours. Island properties require boat access from marinas in Parry Sound, Pointe au Baril, and surrounding communities — a logistical reality that shapes the buyer profile for this segment significantly.

  • Southern shore from Toronto: Approximately 90–120 minutes via Highway 400 and Highway 26 or 93
  • Parry Sound from Toronto: Approximately 2.5 hours via Highway 400 north to Highway 69
  • Island access: By boat from Parry Sound, Pointe au Baril, Sans Souci, and surrounding marinas
  • Nearest airports: Parry Sound Area Municipal Airport (north shore); Toronto Pearson (southern buyers)

4. Local Services and Communities

The southern Georgian Bay shore is well-serviced year-round. Midland and Penetanguishene anchor the north Simcoe County hub with full municipal services, healthcare through Georgian Bay General Hospital, strong school options through both public and Catholic boards, and a vibrant downtown core in Midland. Collingwood and the Blue Mountain area add a resort-town dimension to the southern end of the Georgian Bay market, with skiing, dining, and a growing year-round residential population.

The north shore and Parry Sound islands are serviced out of Parry Sound town, which offers a hospital, schools, shopping, and all essential services — but island cottage owners should expect to plan ahead for supplies, tradespeople, and seasonal maintenance in ways that mainland buyers do not.

  • Healthcare (south shore): Georgian Bay General Hospital, Midland
  • Healthcare (north shore): West Parry Sound Health Centre, Parry Sound
  • Skiing: Blue Mountain Resort, Collingwood (approximately 30 minutes from southern shore)
  • Marinas: Midland, Penetanguishene, Parry Sound, Pointe au Baril
  • Shopping: Downtown Midland, Collingwood, Parry Sound
